Is a old historical Mill on the riverfront a good rehab investment?

There is a old mill on the river in the historical distric of town, I would like to purchase it and turn it into apartments or hotel with a restaurant or coffee shop overlooking the river. Another mill in the same area is being turned into condominiums that are selling for $500,000.00.
Is this a good idea? What should I look for or be caution of if I purchase?


Be prepared to hold on to the property without revenue for a long period of time. You need a big bankroll to allow for all sorts of contingencies that could slow the project. If you do not have experience in this type of project, I would suggest that you partner with a company that provides capital for investment. I personally know an individual that bought a mill to renovate and convert into apartments and shops. He was faced by community opposition related to altering the historical structure. The city agreed to alter the course of a road and then did not follow through due to opposition from a local industry who objected to the change. During this process, the bank of course wanted to be paid on the note. Ultimately he sold it to a company who could afford to sit on the property for as long as necessary. This process has been going on for several years and the project is still not complete. Know in advance as much as you can about potential obstacles that you could face. Talk to the city/county officials and get a feel from the surrounding community how they feel about the proposal. You don't want to get hit with an injunction from a company or group that objects to the project after you've signed a large note.

Are you allowed to sell things at Old Mill high school?

I've been homeschooled since kindergarten, but I'm going to be starting public school this year at Old Mill high. Since I get a small allowance but have a lot of expensive wants, I was thinking of selling gum and soda and that sort of thing at school to make a little money. Are you allowed to do this, or do I have to be secretive and stealthy with it?
I was referring to that school in particular, as from what I hear some actually permit selling things like that.

There is a large home on the hill across the street from what used to be the mill and the Second Broad River runs to the side. I think the house was built early 1900's and at some point in time was the original store and then the home of a superviser at the mill. There is a sign that says there was also an iron works on the property where the cotton mill was. My records call the mill the BI Cotton Mill. I recently purchased the home and would love to know some of the history.


I'm really sorry that I can't give you any information about the Old Mill. I just read a book called The Bridge by Doug Marlette that is a historical fiction novel about the textile mills in NC during the 1930's. Being a NC native it gave me a lot of in-site into the history of NC that I never knew. Good luck with your research, it sounds very interesting!

Hi,
Go eastbound from Old Mill (on the Bloor Line) till you reach St. George Station. At St George, change the subway and go North on the University line and you'll reach Yorkdale.

P.S. You could also change your subway from Spadina station as one of the answerers mentioned, but there's a long walk for changing the subway on Spadina, so St. George is better.

Can you be more precise? Have you any idea where this mill is? In the United Kingdom, or in the United States, or somewhere else?

The first thing that comes to my mind is the Louvre museum, in France, but I don't think you're talking about that.

There is also the Crystal Palace, which used to be in Hyde Park, London. It was first built for the 1851 World Fair. I suggest you visit the Wikipedia article for a few pictures.
