The Landlord?
The King Blues

Does anyone know where I can find the original " The Landlord " Video?

I guess maybe my source link. I watched it and it's pretty disgusting. It looked like the kid was actually saying those filthy words.

Does our landlord have the right to make us steam clean the carpets before we leave?
The King Blues

We're moving out at the end of the month and our landlord recently told us to steam clean the carpets (which were quite old before we got here) or else it was implied she would take it out of our security deposit. Our carpets are clean, have been vacuumed regularly, and we don't wear shoes in the house. Does the landlord have the right to demand this of us? Is it normal procedure for tenants to do this or is the landlord being unreasonable here?

In California if it is in the rental agreement that the property is to be cleaned and carpets are to be cleaned by the tenant and you signed it then yes.

However, if it is not in the rental agreement / lease agreement. After a year ( in California) your are not responsible for cleaning the carpets. You are responsible for non wear and tear to the carpets (carpet damage) such as pet urine, bleach, red stains rips and burns etc.

We work with land lords, property managers and renters. We hear all the stories.

Good Luck

Landlord responsible for getting rid of bugs?
The King Blues

I live in an apartment and lately, I have been noticing in the past few years, more and more of these weird bugs in my suite. I think they are coming from the cracks in the window panelling. Is the landlord responsible for fixing the cracks or reinsulating?

The landlord is an extremely bad one, very argumentative and doesn't ever want to fix anything for us. I cannot be sure where the bugs are coming from but I do see them crawling in the windowsill between the screens. What should I do? Thanks.

The landlord is responsible to maintain the property such that it is safe and sanitary. That would include maintaining the doors, windows, and caulking in a way that would minimize access by bugs. However, no house is air-tight, nor should it be, so the occasional pest problem isn't out of the norm. Your case sounds more severe.

As the tenant, you are responsible to use reasonable care, including keeping the place clean, not leaving things (like food) sitting out that might attract the bugs, and taking reasonable steps (like the can of Raid) to deal with ordinary levels of nuisance bugs.

If your landlord will not take steps to seal the cracks and help you determine where the bugs are coming from - you have a few options:

1. Move when your lease is up.
2. Call the health inspector in your city and have them take a look.
3. Advise the landlord in writing, give him a reasonable time (10 days) to address the problem. If he doesn't, hire your own contractor or exterminator and send him the bill. If he doesn't pay it, take him to court.

If you've been a good tenant - and it sounds like you are if you've been there several years - there's no reason for the landlord to allow you to be overrun with bugs. Nobody wins.

What can my landlord legally do to me if I cause damage to the apartment?
The King Blues

One of my friends rammed down a bedroom door at my apartment and when the door fell it broke in half, so it's completely destroyed. So I am just curious what my landlord can do for destroying the door. Also I'm curious as to whether I should call up my landlord and report the door broken and just try and get it replaced now or if I should try and replace the door on my own without the involvement of my landlord. Thanks in advance for the information!

Your landlord can legally keep the deposit (usually a month's rent but it varies) when you move out. Also, if the damages cost more than the deposit then they can charge you the extra.
I would let your landlord know because they will be able to tell if the door is a different door and may still charge you for it in the end.

When does your LandLord start turning your heat on for fall/winter?
The King Blues

Assuming your landlord controls the heat and the tenants cannot. Also, what state do you live in?

If you control the heat yourself, when do you turn it on?

Our landlord waits until the very end of November, sometimes mid December. We live in MA, it's already quite cold here and we live near the beach so we feel the ocean breeze, we also have drafty windows so even when the heat is on it is still pretty cold in our apartment. Is it normal for landlords to be so cheap like that?

I didn't know landlords could do that...I am in control on the heat myself and ususally around the end of October beginning of November is when I turn it on...sometimes longer if we have wood left over from last year then I use the fireplace instead. I live in VA
